Purchasing a home is one of the biggest financial decisions you will make. Cheryl and her group will guide you through the process, making sure that your financing decision is in line with your long term financial goals.

Loan Application

Along with a completed loan application, some additional documentation will be needed to ensure that your request can be processed as quickly as possible. Please fax the suggested information using our pre-prepared fax cover sheets below.

If you are salaried, please provide:

  • Copy of your most recent pay stub
  • Copies of your W2’s for the past 2 years
  • Complete bank statements from each of your asset accounts for the past 2 months
  • Name and phone number of your settlement agent

If you are self-employed: You are considered self-employed if you own 25% or more of your company or if 25% or more of your income is derived from commissions.

  • Complete copies of your personal federal tax returns for the past 2 years
  • Copy of your most recent pay stub (if applicable)
  • Copies of your W2’s for the past 2 years (if applicable)
  • Complete bank statements from each of your asset accounts for the past 2 months
  • Name and phone number of your settlement agent

Certain loan programs may require additional documentation for self-employed borrowers; however, Cheryl’s staff will contact you to discuss any additional documentation, if necessary.

If you are selling a home prior to (or simultaneously) with the closing on your new home:

  • Copy of the listing agreement on the home, or if available, a copy of the sales contract on the home

Refinancing

Refinancing can save you significant amounts of money. Allow us to guide you through the refinancing process, making sure that your decisions are properly matched with your long term financial goals.

Construction or Renovation

Construction/Renovation programs financing options for new and existing home and construction projects. Construction to Permanent – features a one time close for a lot acquisition, funding for construction and a modification to a permanent loan, saving you money on closing costs. Permanent Improvement Loans (PIL) – features a one time close with no monthly payments.

Construction and renovation loans are customized for the unique needs of the transaction. Additional documents, such as construction agreements and draw schedules may be required. Cheryl’s staff will call you to discuss the details as necessary.
